An unusual bidding strategy finally ended fierce competition for Sunday House, a head-turning new build in Miami that sold at auction for $3.122 million.
The contemporary split-level house on Chainey Ave attracted six registered bidders and a large crowd of local residents, as the sale took property prices in the Gold Coast pocket to a new high.
Owner-builder Carl Flynn, of Flynn Projex, purchased the 410m² site for $1.4 million in April 2022 and engaged Ink Haus Architecture Studio to design an elegant four- and three-bedroom home with exceptional integration between the inner and outer life.
It was Mr. Flynn’s first major personal build and his “most rewarding project to date.”
Harcourts Coastal auctioneer Rob Forde took the helm, submitting an opening bid of $2.3 million.
Agent Ed Cherry, who marketed the property with Sean Lewis, said four bidders were active until the price reached $3 million, when a woman who had not yet raised her paddle did his first auction.
“The crowd cheered when the price passed the $3 million mark – that price broke the mark for this pocket on the west side of the highway in Miami – and then it just kept going from there,” Mr. Cherry said. .
“The buyer didn’t start bidding until $3 million and then she came and knocked it out of the park and ended up winning it.”

“I was showing her a few houses in Burleigh Heads and she saw the value in the craftsmanship and uniqueness of this house.”
Mr Flynn spent six months perfecting a design incorporating multi-level entertaining and living areas over three levels, including a roof terrace and covered alfresco garden room with built-in seating and a barbecue kitchen.
Clever use of curves, corners and custom cabinetry maximizes livability on the narrow block, with a palette of muted neutral tones against natural textures adding to the relaxed yet sophisticated ambiance of the home.
Full-length sliding glass doors provide an effortless connection between the ground floor living and dining area and the adjacent 7.5m long tiled swimming pool and terrace with built-in bench seating and outdoor fireplace.

“I’ve been living here in Miami for 5 or 6 years and stumbled across the block and thought it was time to do one for myself rather than always building for clients,” said he declared.
“It was a bit further back from the beach but it was all I could afford at the time and everything fell into place.
“I thought I would spend more time and effort working with my architect, exchanging ideas.
“Everyone says you have to bring the outside in, but we opened the whole side of the house to the pool rather than putting it directly in the yard like people usually do, and it works really well for having fun,” Mr. Flynn said.
Mr Cherry said the suburb was undergoing gentrification, with Chainey Avenue in particular a center of construction activity as young families moved in.
PropTrack data shows that Miami home prices increased 4.1% over the past 12 months, to a median of $1.45 million.
Growth in four-bedroom homes was twice as strong, with 1,403 buyers interested per property listed, but only 15 available last month.
The typical price of a four-bedroom home rose 8.5 per cent to $1.65 million.
