Miami Beach’s upscale South of Fifth neighborhood will get a new office building to replace a major Burger King location, as developers cater to more wealth moving into the area.
So goodbye, Whoppers and fries. Hello, luxury offices and businesses.
The complex will replace the two-story Burger King on a corner lot and an empty one-story commercial building at 1100 Fifth St., according to Amit Khurana, founding partner of New York-based development firm Sumaida + Khurana.
The development company has partnered with the site’s existing owners, Roslyn and Norton Nesis and Robert and Miriam Weiss of Weiss Properties, in the joint venture.
Pritzker Prize-winning architect Eduardo Souta de Moura — the highest honor in the field — joined the project and designed a five-story building spanning 101,381 square feet, including three floors of offices, one for the parking, and the base with shops and businesses. catering area.
“A lot of our clients were moving to Miami Beach and some of our investors. We have heard the same complaints about (lack of) quality office projects,” Khurana said. “What we see as a unique offering is that in Miami Beach there is some depth in the market and the market is interested in architecturally distinguished office buildings that cater to family offices and hedge funds.”
The City of Miami Beach Planning Committee will review the project in late April. Afterwards, Khurana said the plans would be finalized and permits withdrawn.
Khurana said Burger King is expected to close by the end of summer. Demolition and construction are expected to begin next year and be completed by the end of 2026.
The developer says no new Burger King is planned for the new building. Burger King did not immediately respond to a request for comment.
Boom in office spaces
Miami Beach has several offices in the works. Another New York developer, Michael Shvo, has a handful of office development projects throughout South Beach.
For Sumaida + Khurana, the South of Fifth location will be its second in Miami. She launched her first project in 2021 alongside several partners, including former Google CEO Eric Schmidt. Khurana said the development — a five-story office building at 944 Fifth St. and 411 Michigan Ave. – would land in the first half of 2025. It also has a third office project underway in Miami Beach.
Developers are rushing to build office space thanks to wealth migration from South Florida. Some of the world’s richest people have moved to South Florida during and since the pandemic because of the state’s warm climate and lack of income taxes. Companies from across the country were expanding in the area simultaneously, including Blackstone and Thoma Bravo. Executives moved here and their colleagues followed, many of them looking for offices close to home.
Because Miami Beach continues to attract newcomers, developers like Sumaida + Khurana see an opportunity to provide more workspace. In fact, nearby development of Five Parkexpensive condos south of Fifth, and Neighboring billionaire enclave of Fisher Island lured the company to its new location south of Fifth.
